I Have an awesome deal for a lucky investor with many possibilities. It is a four bedroom 2 bathroom, home with two full kitchens, divided into two sections. The 2nd floor has a full kitchen, open living room, laundry, bathroom, its own added entry. the downstairs holds two smaller bedrooms, one full kitchen, a bathroom and its own laundry machines. The property is not zoned for a multi family but is easy and ready to be rented out to two separate individuals or families.  It sits in a great family friendly area of rabbit creek and is close to rent ready.

I haven't had it appraised yet, but have been told by multiple sources that it comps at over 300k. I am asking for 235k in cash to get the owner out quickly. if interested text/call at 907-230-1821 or email at [email protected] or reply here for more info.

Hello, thank you for any replies first and foremost. I am trying to get into my first deal which at first was going to be a wholesale. After weighing the benefits of holding the property, as it is a single family with a mother in law, with 4 bedrooms, two baths and two laundry areas. I have decided to try and hold onto using the buy rehab rent refinance method and ran into a serious possible downfall.This property would have to be bought with a hard money lender and then refinanced.

  I have never bought any real estate, therefore i qualify for a first time home buyers mortgage and i am curious if refinancing a home that is basically owned free and clear will eliminate my benefits of a first time home buyers loan on a larger multi unit property that i am planning to get into whenever possible.

hello BP family, i just wanted to throw out a possible lead for anyone who may be able to help the guy. I have been on a job site with a guy who wants to move out of his place asap but the home is out in Palmer Alaska, where i do not deal in. I don't have a lot of info on the home and don't want to give out a lot on the internet, but it is a single family around 2600 sf, he is on an owner finance deal, payed around 240,000, still owes around 150,00. Thank you for the responses @Scott Sewell @Roy Schauer , it is always great to hear from local investors. I am definitely going to try and make it to that meeting on Tuesday and any there after. I also want to put it out there to anybody in the real estate realm here in anchorage, if you need a hand with anything, id be glad to help where I can. I also work as a commercial plumber for hunter mechanical international corp, we do great work and pick up residential jobs here and there and can probably get you a pretty good bid if you need some plumbing work done.

hello, I am currently working on my first deal here in anchorage Alaska. While I have been doing a lot of thinking lately about all aspects of REI, it has made me realize that I have no idea in which way to look for good services here in my local area.

Does anybody have some good recommendations for common real estate related companies here in anchorage? A good GC, an investor friendly closing company, a good handyman, real estate attorney, or just anybody that may have been a help to your business. I am guessing there are a few others here in anchorage with the same questions. thanks for any and all replies!

hello, I am new to investing and have been reading and studying quite a lot. I have my websites mostly set up, business cards made, magnets on my car, advertising on facebook and have been sending out letters with pretty much no response. I am sure many people understand how frustrating it is when you are ready to hit the ground running but feel you don't quite know how, and I cant find anybody to help guide and mentor me in my local area. One question I have is on the topic of direct mail marketing.

I tried using listsource.com to create leads for me to send letters or postcards to, and originally tried to make a list of pre foreclosures, in which the site says there are thousands in my area. Every time I try to define my search more, like adding in any price ranges or other filters, the number automatically jumps down to 0 in my area, no matter what filters I choose. Does anybody know why it does this, and how to get around it?

another question I had is what to do with the list once you get it? I understand you could literally write out all the envelopes and hand mail them, but as a father of a 11 week old baby, a commercial plumber, and a professional mma fighter I do not have the time or the resources to send out that many post cards by hand.. is there any way to make this system automatic? how are you guys setting up your direct mail campaigns?
