Hi Carlos! What are you currently doing for leads? Traditional stuff like signs and ads? I get the majority of my leads from Google Ads right now. Best advice I can give on that is get a really good adwords rep and have them build out a campaign. Go tight on the ads by just ding exact match keywords in the beginning so you dont get random wasted clicks

Hi Tyler,

Actually you can find almost anything you need right here in bigger pockets. I started out by downloading some of their free stuff and listening to many podcasts. I find that its important to be aware of all types of "deals" so that you don't pass up on a property because you are unaware that a property matches something outside of say wholesaling. If you have a bit of money to start with I suggest you use that to get a good mentor as opposed to blindly buying your first property. A good mentor is worth their weight in gold, at least mine was. He got me where I'm today and without him I probably would have ether taken longer or lost money. I learned from his mistakes, not from my own. Start reading through the forums on here and get to know all the different strategies. You may find that several are interesting to you. I think you may even be able to find a mentor..

Hi, Im a wholesaler and a house flipper from Riverside County CA Area. I have been in the business since 2005. I like to flip smaller properties and even condos but I wholesale every type of property. Im excited to be a part of BiggerPockets!

Hi Jim,

I tend to lean towards diversification.. I own about 20 properties all around the 50k price range. but all markets are different and things need to be apples to apples. Assuming the locations and easy of finding renters and all is equal, 1 200k property would to be a better solution in my opinion. Reason for this is there are 4 water heaters, four roofs, alot more toilets, 4 insurance policies... and it goes one. As long as you are not brand new and can survive if you a bad tenant and it takes you 6 months to get them out, you are good. If you have 4 smaller properties you are only out 25% of your income as opposed to 100%.. Just my thoughts

Hi I have an out of state seller that I cant handle myself. I have found someone to take on the project and I just want an assignment fee. I have nothing signed by the seller yet. How do I best proceed to transfer this potentially lucrative deal to another investor?
