I found my last deal on realtor.com
I was working with a realtor who was sending me daily listings, but the property I ended up purchasing I found myself on the net.

I read Atlas Shrugged by Ayn Rand many years ago. I enjoyed the book, but did not 100% agree with everything that the book contained. It found it to be a bit preachy in spots. however, I found the entire premise fascinating.
Atlas carries the weight of the world on his back. What would happen if he were to shrug it all off. How would we survive. The truth is that a lot of people would not survive. I sometimes wonder how well I would survive.
Of course Atlas is supposed to represent a large goverment that people become too dependent on.

It is a very thought provoking idea.

What is the difference between ROI-Return on Investment and CCR-Cash on Cash Return?

A lot of people seem to use them to mean the same thing and I am getting very confused.

I have recently been reading about investing in notes.

Is there anyone on this forum who has had any success with buying any sort of notes?

Which mortgage would you choose?

You have $90,000 set aside to invest with.

Option 1: 20% down + 1 point + closing fees =$83,850
5year fixed/30year amortization at 6.75%
There is a 5 year prepayment penalty
At this rate the property will cash flow $26,000/yr
ROI for year one is 31%

Option 2: 10% down + 1 point + closing fees =$45,350
2 year fixed/30year amortization at 9.625%
There is a 5 year prepayment penalty
At this rate the property will cash flow $14,600/yr
ROI for year one is 32%

So, do you chose to invest all at once into one property for an extra $11,000 for the year. Or do you hold on to $38,000 cash and that extra 1% ROI?

The real question may be, can I turn that extra $38,000 into an investment that wil cash flow at least $11,000 per year.

One of the biggest psychological obstacles that I have come across since I began my investing life recently is the fear that is reflected off of my friends and family. They fear that we will fail in our investments and express concern over every detail of investing that we mention.
We do our best to take into consideration any points that they mention, but we know that their reactions are all based in the fear of investing. We want to continue to share information about the progress of or investments with our family, but it is difficult to continue when we meet with so much fear and resistance. I don't mean to imply that they do not support us. They support us 100%, they just fear for us.

I am curious to know how other people have dealt with friends and family who are constantly afraid of what they are doing.

Internet Poker to Real Estate is the most interesting career change that I have ever come across. But if it works for you that is great!!!!

It sounds like you have your start to investing already planned out. I am just weary about one things that you mentioned and that is renting to friends of friends just out of school. I would prefer to have an annonymous relationship with my tenents just in case things go sour and you need to evict them. It will be much easier if it does not get personal. But then again I do not know the same people that you know.
