I agree that deals are definitely hard to come by, that being said all it takes is one or 2 really good ones to make it worth it. I'm doing 2 deals right now with a 75k+ spread each after all expenses on the low end. On market deals are not your best bet although one of these deals was on the MLS and we picked it up after it fell out from UC with a retail buyer, establishing rapport with the listing agent if it is an on market deal can get you far if things fall apart with a primary offer and you are chomping at the bit to get the deal. Strategy will get you deals, nobody wants to be the guy that wins a bidding war, & if you are- best of luck...

Krystal, I've liked it a lot so far-although it has been quite the process to get to this point.  It really depends on your end goals and where you want real estate to take you, knowledge is power in this business and having your license will just further your end goals.  It has definitely benefitted me on several levels, but it can also be a disadvantage as well.  If you are looking to wholesale and wholesale only, I might hold off if you are just getting started, you must disclose your agency status here in Utah and many sellers can be put off by the fact that you're an agent and also trying to make a profit on their property.  It is definitely possible to do- you can get yourself into really hot water if you don't disclose properly though.
