Hello Bigger Pockets Family,

Can anyone recommend a lender that does a HELOC on an investment property? I live in Maryland and have equity in four of my rental properties. I'm trying to find out if its more cost affective to obtain a HELOC on all four investment properties rather than refinance? Any help would be much appreciated?

I am a long term hold investor. Should I care about a property's delinquency rate in the development? As long as I'm getting a good deal on the property and cash flowing! I understand the hoa could increase due to the lack of home owners paying fees. But again as a long term hold investor as long as I'm getting a good return on my investment what's the problem? What else am I not taking into consideration?

I own 3 rental properties that are cash flowing. Should I be thinking about paying them off or continuing to build my portfolio? Buying more rentals going to hurt my dept to income ratio? Which is more important, owning the properties free and clear or continuing to build?
