@Shyreeta Cress Hi there! Thank you for the welcome. I am 4 hours away from the beach but if a significant event occurred, I would attend and then hit the beach. Would you mind providing the name of the REIA in VA Beach.?

 Thank you both.  I just went to the mls and found a property that is listed by an agent. The description says "Estate Sale needs to be sold".  So if I go look at it (in person) and do the numbers, I can't put it under contract because it's listed with an agent right? Im sorry if that sounds dumb, I"ve been reading for 6 hours today & I'm sick of it. (Being honest)!

Here's my question/statement: When wholesaling a property, I find fsbo, vacant or distressed. Then I try to gain access to asses the ARV. Next I call "any agent" and ask if I could meet with them over lunch (my treat) and ask if they could run comps to compare my numbers. So the numbers are adjusted, then I put the house under contract. Where does my agent buddy come in to play? When it's time to go to closing the agent will do what?
Do I need an agent to close or just the seller, me, the buyer & title company? I saw a calculator that had the real estate agents %.  All this research has my stomach in knots.  I just want to find 1 source with the details so I can start. I want a win win for everybody. And yes I'm new......very new. Lol!

Hi Paul, nice picture with Barbara. I've read her book about a year ago! Thank you for the resources. One thing that I am struggling with is finding a local REIA. The only one that I located in Virginia was near DC (4 hours away). I wouldn't mind attending an event if it would be helpful but that dive is a beast. Maybe one day I will start my own REIA. Thanks again.

 I am looking to wholesale for now.  I am bringing up my credit score and by wholesaling I could generate capital to possibly buy & hold.  I know buying & holding will take awhile to really see wealth but the goal is to secure a duplex or triplex, rent out the extras and live in one unit until I can start fixing & flipping.

Hi everyone.  Sorry I haven't been around but I am freaking overwhelmed a little bit.  It's my fault for not making a plan and then applying it.  Right now I switched back to a book that was a little more detailed and I am cleaning out all of my welcome emails that have tons of reading information.  I'm not quite sure how to use this site either so if I respond the wrong way, just let me know the protocol.  I appreciate everyone and their help. So....I think I just @ people and respond instead of messaging them right? Here goes, one by one!
