Ok, so my husband has just gifted me $5,000. I want to buy a house & fix then flip. (I AM VERY NEW & still reading J. Scotts book). Here's the thing, my credit will prevent traditional bank help to secure a house and rehab money until December 2015. I was thinking about using private or hard money to get the house and rehab money.  What is your advice?

Oh no problem. Instagram (IG). I don't care for face book. Way too much information and I get sucked in to trying to read everything. Instagram, just pictures and a few comments.  I like it because investors post their progress on their flips.

@Natasha M. Hey Neighbor! I'm going to have to look up this earnest money thing. I remember  reading something about making a deal with a seller and charging them a application fee or deposit but I can't remeber.   I think I read like $25 or something. ???? I just bought this book everybody keeps telling me to read by J. Scott so I'm going to read it cover to cover and just focus on marketing to absentee owners. I can't believe I found a house yesturday that had been vacant for 15years. I know they are out there but thanks for that tip. I'm on IG, are you?

I really don't understand why it is wrong to wholesale in Ohio. If a seller wants to sell his house for what ever reason and chooses not to use an agent, what is the harm of a wholesaler helping him find a buyer. Maybe it's the retail part of it. They way I see it, everyone thinks what they have is valuable-  that doesn't mean it is. As long as numbers can be crunched to verify the reason for not offering retail, what's the harm? They do it with cars everyday!!!!

@Chaz Reid and @Robert Breen ok this is some good tips. All the agents I have spoken too were very nice but I will try this technique and see how it goes. Thank you for your wisdom.
