Thanks Elle,  Victor and Henry.  

Victor my gc fired the crew because of slow work, low sense of drive/responsibility and a few other issues.  Also they would come late and leave early.  Like it took them 4 days to put windows in and had excuses all along the way. Takes other crew 1 day to install windows. 

@Jared Lichtin Thanks Jared.  This was the first time with this crew.   They weren't working fast enough and had a lot of excuses so my GC fired them.   We waited a week for another crew to get done on another project and moved them to this property.  So it wasn't a complete rehire of crews,  nonetheless it still caused a decent, unnecessary delay.  When you have other guys at you're disposal it definitely makes it easier however I had to hire and rehire in the middle of a project once before and it wasn't much of an issue.   There are guys looking for work everywhere,  but you just have to make sure you babysit and pay new guys on the back end.  It's an inconvenience but highly necessary.

Brian I think you bring up a good point.  I can't speak for other markets or investors but there are okay deals all around me.  I can find a $10-20k deal every day, but do I want to work for 4-6 months for $10k?  Nope, not me........ The problem is finding or creating great deals.   

In my market there shouldn't be many excuses....but those who are doers do and those who aren't.......don't.

Evan I used hml on the house.  I actually use it on all my projects. 

Tyler, this house was sold at the very top of the comps. It was significantly over for this style of house but there are other colonial style houses built around the same year selling for the low $300s.  I personally haven't had any issues with appraisers however I meet each one and give them my list of comparables.  Most times they just go with that.  However I have friends that get hit by the appraisers.  Could be the area, could be me meeting them, or just the luck of the draw.  But in 3 years of doing this I haven't had any issues with them appraising my properties too low.

Tim, yeah me too.  I have picked up properties other places as well but in my area there are always $15-20k deals on the market.  The problem is finding the $50k deals.

Alfonso, no this was the first sale of 2015.  I have been flipping for 3 years or so.  This was my quickest full rehab and sale.  3 months in and sold.

Linda, oh myyyyyy.  That house definitely has more junk than this one.  Good luck and I am sure it will look great once completed.

Thanks John.  I have been using the same lender for 2-3 years so we have a relationship where he approves deals electronically and will sometimes come out to check the house and numbers.  For instance a house I got under contract Tuesday, I emailed him the price asked for $50k in repairs.  He said yes and sent over docs to sign.  So its pretty straight forward and easy now.  Wasn't always that way.
