Is the instillation of a radon system characterized as an improvement for tax purposes or would it fall into another category?  Thanks for your input in advance.

Congrats @John Cohen!  What an incredible accomplishment.  Was it difficult to recruit investors to invest without you investing personally?  I currently invest solely, but have thought about utilizing accredited investors in the next 5 years.

Thanks @Ronald Perich for you detailed response.  It is always a joy to see people's passions spill onto the site.  I can certainly say that I've still never met someone that hasn't had something to offer to learn from.  What a great community we have.  It's nice to reexamine this topic from a year ago!

Does anyone have any tips on how to find a reliable handyman?  I've had modest success at best in finding a quality handman.  I'm sure that once you find one, you are not necessarily motivated to share your handyman with others, but I was wondering if anyone has had any success stories in this arena.

Post: Etiquette for contacting tax delinquent absentee owner

A particular absentee owner who is delinquent on his taxes has no forwarding address listed on the auditor's website.  This owner has had several other properties fall into foreclosure in the past 6 months.  A quick google search took me to a linkedin profile which contained the owner's corporate email address.

1.) Would it be appropriate to contact this owner via email at their place of employment to gauge their interest in selling the property?

and

2.) How would you go about starting such a conversation?

Welcome to the site Ben.  It sounds like you have some good short term goals.  Knowing what I know now, my first real estate purchase would have been a live-in multi.  If you follow through with your plan with proper due diligence, you'll be way ahead of most. Just remember, a buy and hold income stream is never as 'passive' as you'd like.  Best of luck!

Does anyone have any experience with VAs and recommendations for a virtual assistant that can primarily look through sheriff's auction website content or auditor's website content and extract information fulfilling specific criteria?  I have no experience with VAs and would greatly appreciate help.
