@James Knight I can't wait to hear about your story! Would love to know why you chose this market, learn more about the asset you chose and what's your strategy! You mentioned you went the auction route...any particular reason you chose this vs brokers, etc?

@Emily Houser I'm reading that book too! I finished Michael Blank's book earlier this year and picked this one up yesterday and totally hooked. Let's swap thoughts when we finish?

About 1 year ago, I decided to educate myself in RE and get out of the rat race after reading Rich Dad Poor Dad probably like a lot of us did here. I offered up free labor to anyone willing to mentor me and luckily a Property Manager in need to develop systems for his organization reached out. As a Solutions Architect, I had something he needed. Proudly, I can say we're almost done with his systems and ramping up to beta test. This relationship opened the doors to a partnership where we're going to tackle syndication together. He has the experience I need and I have the investors and time to take on this journey.

So the best decision I ever made was to give RE my all, commit to change my path, strive to meet my goals, and fight for my "whys". I am incredibly excited for this journey and look forward to continue learning from all of you! You've all been instrumental to my growth so thank you!

@Tony Guardado Hey Tony. My buddy is using Buildium. I'm creating systems for his Property Management company and trying to automate another process management tool with Buildium.

@Tony Guardado I think it depends on what's important to you. Buildium's a very robust and simplified system. They're strong on everything with exception to Maintenance Management and reporting in my opinion. To be more specific, I don't agree with their system architecture when it comes to work orders. Example: A tenant submits a "task" but a system administrator (you or an employee) has to then create a work order from scratch, reassociate the work order back to the tenant task and then assign to a technician. That is a lot of time and clicking for one work order. Now, their maintenabce categories are also limited. If you expect to have SLA's associated to the maintenance category, that's not possible. And finally, the Maintenance tasks don't include tenant preferences for when the technician should come to complete the task. A scheduler will have to contact the tenant just to schedule the work order. There's absolutely no automation in this process.

I'd love to hear about your experience with STRs in Chicago. I spoke to a few realtors on the topic and they voted against it due to city regulations. Can you tell us a little bit about your experience, the type of properties you have available for this, location, etc?

@Mark Kappelman Hey Mark! Checking in on the progress of the two properties you were going to acquire in Chicago Q1 19' for STR? I'd love to hear the details on that.

What area?

What kind of property (duplex, 4 flat)

Were they distressed value adds that needed a little love?

Did you finance them? Or all cash

Would love to hear about the summer experience.

Happy with the outcome?

I was talking to a property manager the other day and he was telling me that even though theres about 8 services out there for property management, neither of them provided a good solution for Work Order Management. Being in the technology industry, that kind of surprised me....I would love to hear from the community what these gaps are? What could be done better? In an ideal world, what would you want to see in a work order system?

After speaking to a few PMs, I've gathered that there is still a large gap in Work Order systems and I'm hoping you can tell me what that is.

For a Work Order system, what are you must haves vs would like to haves?

What would be the ideal user experience for both the requester and technician? What about the system admin? (I.e. simplicity, dashboards, graphic layouts, floorplans)

How many roles would operate this tool?

There appears to be a lot of systems out there that package multiple services in one but I'm hearing they dont do everything great...so what if an app existed that only concentrated on work order managment? Would that be adopted well?

I appreciate everyone help!

@Dominic Frank I've seen quite a bit of value-adds in Bridgeport and West Town. West Town is running on the pricier side. It all comes down to the "best" deal. Good luck.
