Ask other investors in your area for references. You could also probably find some in the forums here or by checking any Facebook group for real estate investors in the area you're looking to buy in. Some of the FB forums seem to be spammy with wholesalers soliciting business. For that matter, you could probably just call the numbers on your local "Cash for Houses!" bandit signs. The person's probably either a wholesaler or a fellow investor who might be someone you could establish a relationship with.

I'm curious how you decided on duplexes as your focus. Do you see a lot of distressed duplexes in the areas you're looking at? Or are you trying to house hack and do kind of a slow motion BRRRR that way?


Thanks Locus! I'm completely new to investing and my plan is to find a fixer upper, repair it and rent it. I don't really care if i don't take all my money back from the deal after renting. I think duplex make better investment than single family

I'm looking into BRRRR strategy and looking into buying my first investment property. I appreciate any advice you might have. My budget is between 500k to 700k for a duplex in northern Jersey. Belleville, Kearny, Harrison, Jersey City etc.....
1- How do the I find the fixer upper properties? How much money do i need for 500k to 700k deal? 
2- How do you typically finance the fixer upper purchase? Only hard money lending options available or just depends on the property? 

I ended up buying a house in Brooklyn. The bank considered my jersey house and Brooklyn Apt as rental income. I had a signed contract for the condo and jersey house. 

I'm currently looking for a contractor to renovate the kitchen and bathroom in Brooklyn if you guys know anyone????
