I found this article interesting and wanted to share with the BP Family who own investment properties in Florida.  The Florida law defines a non-homestead property as a property not used as a primary residence, such as rental properties, second homes and commercial properties. The law has kept those property taxes artificially low, regardless of how much their true real estate value increased over the past 10 years.  This could increase properties taxes by 2x to 4x current rates.

I was basing my response on Don's post, but thanks for the info.  In California, the cities practice progressive discipline (warnings) before issuing a fine.  I find Cleveland's process interesting.

Hi Don,

I appreciate the explanation, I thought that might be the case with the other owner/landlord that was mentioned.  I can't imagine a city going after a landlord without cause. There has to be an established pattern before they can act on a violation.  I do like the ideal of including a clause in the rental agreement about passing the fine fees on to the tenant if they were the reason for the fine.

In reviewing some of the BP postings, I am noticing a pattern for potential fines and penalties directed toward rental properties in Cuyahoga County (Cleveland). Specifically, one BP member noted a citation for a trash violation that his tenant left out longer than what was allowable. I don’t know all the particulars in this case, but I would assume the tenant has done this before without the owner’s/landlord’s knowledge/consent. It appears the City of Cleveland takes their trash violations seriously.

My question to the BP community is what could the city do to an owner if they weren’t properly served? What are the consequences for the owner in this matter? I believe the BP member in the case was an on out-of-state owner/investor? If I remember correctly, the BP member also had a Property Manager (PM) in place. Correct me if I am wrong, but shouldn’t the PM act as an agent for the owner/landlord since they have been retain to manage their property and can accept service on the owner’s behalf? This information should have been relayed to the owner in this case to afford the owner the opportunity to rectify the problem.

Do other counties in Ohio have similar ordinances as Cuyahoga County? I am new to rental investments and trying to prepare myself for all of the “what if’s scenarios” before they happen.

Any feedback would be greatly appreciated.

if you are an executive member you can do an online search on their website and fill out a basic inquiry and several lenders will reach out to you to gather further info. It is an easy process, you decide what lender to choose from based on their rates. I have approached others lenders outside of Costco, but they can not touch tgem.  Good luck

I am currently purchasing my first investment property and my lender noted that my 401k balance would suffice as my 6 months worth of reserves. If you are an executive Costco Member, they have numerous lenders to choose from for only $275 loan fee! Good luck on your investment.

Hi Marcelo, I am starting out in the Cleveland area as well. I live in Pismo Beach. Depending on how much you want to invest into your choice of property, Jim Wise is knowledgeable about the Cleveland area. He has developed a map of the city and surrounding areas with color codes. It is a good source to use in your search. I am focusing on Lake County. Euclid has an Amazon fulfillment center going in. According to online sources, they will be employing between 1,000 to 2,000 employees. If you want to chat, PM me. Good Luck
