@Matthew Spaulding Tenant friendly, had an eviction done 3 months prior and thank goodness, had all the proper licenses in place. You need renters, occupancy, business license in Philadelphia that much I'm sure of. Thee were several landlords that was missing the occupancy license and there cases were put on hold till they obtained that license. These licenses can be found at phila.gov site.

Definitely recommend saving enough to cover down payment on a FHA loan and get a 3 - 4 unit property. There is of course a great wealth of info here at BP. Read and listen to podcasts - learn as much as you can, but most importantly take action.
