Post: Smart Locks Recommendations

I was wondering if you guys have any recommendations on smart locks. I'm looking to change the locks, and I am interested in a keyless entry lock where the guests enters in the access code to get in the house and for me to have the capability to unlock/lock from my phone remotely if need be. Do you have any brand recommendations? Have you had any problems with these smart locks? Things you like or don't like about the lock you have? I know they all run on batteries so how often do you have to change the batteries?

For those of you who have installed exterior security cameras on your Airbnb, what brand/make/model do you recommend? Also, do you think exterior security cameras are enough or would you recommend getting indoor motion sensors? I was looking into the Nest security system which isn't yet available (getting just the indoor sensors in case someone breaks in), and it would send me notifications to my phone if it sensed anything. I wouldn't do their monthly service, but was mostly interested in their notifications that they would send me. It is very pricey so I don't know if it's really worth it. Should I just do an exterior camera?

@Dmitriy Fomichenko Thank you for answering my questions! It makes more sense now. Yes, I was referring to real estate but you are right, the self-directed Solo 401K can be invested in other investments while we are looking around for properties.

One other question-for the self directed Solo 401K, is the yearly contribution based on how much someone makes? Say my husband made $100K through his consulting work, how much of that can he contribute to the self directed 401K? Thanks again!

I've been doing some reading online, and I'm really confused with the whole checkbook writing Solo 401K. I thought I read it somewhere that you can transfer your Roth IRA to a checkbook writing Solo 401K (I don't remember where I read it now), but then I just read somewhere else that you can't do it. So which is it?

When my husband left his previous jobs, he rolled his 401K into a Roth IRA and a Traditional IRA. I was wondering if we can roll those accounts over/transfer it to a check writing Solo 401K. My husband is doing some consulting job on the side right now so I believe he can open up a Solo 401K instead of a SEP.

Can you roll a SEP IRA into a Solo 401K? We are not quite ready to invest yet so should my husband open up a Solo 401K so he can make contributions into it for this year (to help lower his taxes) even though we aren't ready to invest yet.

Where are you finding these rates? I was just looking online (all big banks like Wells Fargo, BofA, etc) and the rates for an investment property for 30 year loan is 5%. Can someone tell me which lenders are offering around 4%ish? I am in the process of finding a lender. Thanks!

Hi, I am a newbie here. Just found your site and have been reading some posts. I am interested in getting into the short term vacation rental market. I have many questions, but one of my main one is how do you find your team of people who can help you manage your property? How do you go about finding a trusted house cleaner, reliable handyman, plumber, a someone who can go check up on the property or run some errands for me.

I plan to purchase a place out of state somewhere since my area is very unaffordable. If I purchase in a city or state where I don't know anyone, how do you go about finding a house cleaner?
