I recently agreed to their counter offer of 55k with inspection contingency. I got the inspection back and there are multiple little issues and a handful of things that eventually need addressed (front porches weren't cemented to the ground, no hangers, and supports were shoddy during stair construction, and no flashing between porch and siding). One of the furnaces is more than 20 yrs old, and the water heaters are about 10 years old. No flashing on chimney when roof was replaced last year. That's just some of the problems I'd need to address. It's starting to add up and look like it may be better to let this one go. So when I discuss that with my realtor, should I list all of the reasons? Or should I list them as contingencies and if they don't fix them we drop the contract? If it's an "as is" property do I even get a chance to do either of the those now since I a accepted the 55k counter offer? All advice appreciated!

Purchase price $55k. Rents are $450 and $550, tenants pay utilities. Taxes about 1500/yr. local property manager in talking to says those are low for local rents so I will likely increase them.

Hi all! I have an opportunity to get about a 15% coc return on a duplex in Michigan. Appreciation isn't great there but the rental market is steady. Just not sure if I should tie up money in this one or wait and invest in another city where the rents are higher-possibly more bang for my buck. Any advice is appreciated!

Doesn't it negatively impact my credit score every time I ask a different bank if they can prequalify me? Or to check their interest rate?

thanks all for your input. I do quite a bit of traveling so travel rewards would be great but not necessarily the deciding factor. I don't plan to keep high balances on the card and I'm just getting started so I'm still deciding what my priorities are.

Anyone have an opinion what's the best credit card to use for business expenses? Re perks, cash back, miles, low interest rates, stuff I haven't thought of, etc....
