Here is an example of the types of tile shower weep holes we have in Las Vegas. This is an example of a builder shower from the 90's with no caulk. My understanding is weep holes are built into the shower pan for condensation between materials that are influenced by different temperature zones (outside wall). We always remove the caulk when we see a shower weep hole covered.

@Ryan Normand @JD Martin @Will Barnard since we are on the topic of showers could you give your opinion on weep holes. We do *not* caulk them. However, sometimes we take over houses for property management and the shower's weep holes have been previously caulked by a homeowner or a handyman.

1) is it worth removing caulk from a weep hole

2) have you seen damage occur from a caulked weep hole?

Does anyone have experience using this American Standard material to rebuild a shower enclosure? Typically we use 12x12 tile with a pan but a vendor is recommending this product from Home Depot.  

Doesn't seem better than tile to me...vendor is saying it is better than tile for water intrusion (Las Vegas has 3rd hardest water in the nation). 

Labor/material cost is about the same as a 12x12 tile.

I just read this article from Yahoo Finance last night and this thought never came to mind. If really 3/4 of pandemic Buyers have Buyer's remorse that is a crazy high percentage. I still believe the real estate market from Summer of 2020 through May of 2022 will go down in history as a pandemic fueled artificial growth real estate market...especially for Las Vegas.

according to Anytime Estimate’s American Home Buyer Survey, which was released in September.

“This combination of rising prices, few options to choose from and that extreme time pressure meant that some buyers really ended up at a home that was less than ideal.”

to me the scary part is middle America and the general public is busted. I review financials daily for rental applications and the amount of debt the general public has is mind boggling. It's a payment based world and most are maxed out with their payments along with significant credit card/medical debt.

@Carlos Ptriawan totally agree. iBuyers and institutional investors have had an impact on Vegas prices. There are so many factors that have impacted our local real estate market the last 24 months...it's not just 1 thing. Good stat on Open Door. I was unaware of their Vegas inventory numbers.
