@Jonathan Kasel

Have to spoke to a realtor in your area? They could probably give you the best idea of how many offers you may have to make.

I just made 3 offers and got the third one for asking price before it even hit the MLS because my realtor is a rock star. I was mentally prepared to make 10+ offers because every seller gets multiple offers.

@Alicia Marks

My goal is to buy 2 properties this year. One in the first quarter and one in the third. Already put in 2 offers this week (didn’t win either) and going for the third offer on Wednesday. Inventory is low but I’m mentally prepared to keep making offers!

For the third quarter I’m on a wait list with a turn key company in TN. I’ll need to save up for the down payment after acquiring one rental now, so my goal is to set aside money each month specifically for that.

Cheer to everyone making big moves. Can’t wait to reach that level!

@Troy Scottaline

Hi Troy! I’m also a doctor, about 3 years out of residency. It’s possible to get what you want. I’m in the process of buying my second rental to achieve the same thing you want.

Have you thought about doing locums or setting up a S-Corp and doing independent contractor work which would give you more control of your time?

I don’t have an S Corp but I found a job where I am on call 5x/yr (one text in 3 years!) and it is 36 pt/hours a week and a set salary(no RVU’s). Might be worth while looking for a different job if your job owns you.

@Austin Palacios

Cleared vacant lots not on the water in the areas my partner who lives down there felt were ok were about 15-30k. Goes up significantly if on the water.

@Chad Pantel

Just a little north of there, looking around Vero. Not sure if we will go through with the container idea, but I love it! Seems like a fantastic idea in a market that is growing

Neat! What part of FL are you in?

@Kyle H.

Wow that’s very impressive! Plus 60K isn’t bad considering what it would cost to purchase a house!

@Kyle H.

That looks amazing!

I’ve been thinking of doing a similar thing in FL with a friend. He actually converts containers into offices etc for a large company so I have the crew to get it done, just wondering if it would actually be profitable.

@Jaron Walling

Oh- and it was a primary when I bought it but I moved away so it’s a rental now. Rentals just get worse rates than primary homes which is why I mentioned that.

@Jaron Walling

My thoughts exactly on the 401k loan, plus then I miss out on the gains in the market and that isn’t something I want to miss!

I called a few lenders and I can buy down the rate to make it make sense, which the lender I spoke to yesterday didn’t mention as an option. He actually told me I would be better off using a local bank than them. Haha.

With the buy down I can beat the current rate and the break even point is about 6 years. Since someone else is paying it down, my cash flow stays the same, and I get cash out to put to work elsewhere this seems like the best option.
