Is it normal that the tax assesed value is lower than the purchase price of the property by 2-4x ? How do you find out an approximate value of the property when zestimate does not give you the value ?

I have talked to a few lawyers for setting up a land trust and the costs and many charge 600-800. Is there any template which you use to fill u a land trust? How do you make sure the document is authentic. 

I have been looking online and most properties I see have a small cash flow . How do you find properties which have higher cap rate?

@Nathan Gesner Interesting. Would liability insurance not cover for lawyer costs ? Why did the person lose a lot of kmoney?

@Drew Sygit Are most cash flowing properties which can be found on ZIllow(less than 100k) mostly properties which require property management? I am finding it difficult to find which class a property belongs to. How do you find this out?

I am trying to fiind out if I need to take umbrella insurance in the name of an llc or in the name of the owner. If I have 2 properties and 1 umbrella insurance , each of the properties are owned by a separate llc , what is the way to get insurance protection? DO I need 2 umbrella insurance?

I have seen people managing properties by paying 8-10% to property management companies. If you use a property mnagement company, then are they liable or can you still be responsible for their actions if they do not do something like maintanence?

I would be interested to know this also. What do others think?

I am trying to find what the current mortgage rates are for investment properties. Most of these would be for rent and I think 20% down payment. I tried asking a few lenders but the rates are very different from 4.5-6%. Does anyone have any ide?

I have been reading what different people say about starting an LLC. SOme say do not use an LLC and only use liability and umbrella insurance. Other think setting up an LLC in the state where the real estate is . Others setup a Wyoming LLC and register it in the state where the property is. Between the 2nd and 3rd , it is that Wyoming has stronger debt friendly laws. Does anyone have any ideas as to what they generally do?
