there are different documents when you want to buy property in a land trust. what is the document which you should use to transfer property fron the grantor to the beneficiary . what is the document to use when you have to transfer property into a trust . is there any template people could point me to . which of these need to be notarized

when you have a property in the name of a land trust and the beneficiary of the land trust is an llc how does the llc provide extra protection? Would the lawyer not be able to target the land trust directly ? The llc would provide protection if someoen targetted the llc . Is there a reason people cannot target the trust?

when buying a property you need to take title insurance landlord insurance, umbrella policy . is there some other insurance which is needed which is suggested?

do you have any lenders that allow this? I have talked to a few non qm lenders , and they say when you buy the house with a downpayment , they dont allow a heloc 

can you take a heloc on a downpayment in a property to buy another property or is this not allowed.
