@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in Mexico

I probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂

Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it

Ive been driving for dollars. Im finding that 80% of the fixers  I find are : 

  1. owner occupied     2. are paid off  3. They have owned the property for 20+ years  

They seem to be owned by older homeowners  who have slowly let the property go.

Can you guys share experience with these types of owners

When do they usually sell?  

What is the best marketing approach ? ( thinking of mailing to them every 2 months) 

Hi landlords, is there   a notice you can include with your 3 day notice to tenant showing them the "possible" fees that they may incur if they get evicted? Attorney fees, late fees, Collection company fees, etc.?   These notices will be served in Texas.  Something like this will show them the consequences of not taking action and could benefit both parties.

Hi gang. 

Can you recommend a management software for managing 100+ doors I tried Cozy. But I need a portal where 
I can do the following 
-Customize the tenant application  ( Cozy does not  allow me to customize)
- Have tenant Upload Pay stubs, DL, etc. 
-Signing lease agreements via portal
I am working on automating and hiring a VA to handle all advertising, applications, and lease agreements.
Allowing my onsite managers to focus more on the day to day

I looked into Rentalutions but I'm cheap!!   and they charge per door and not sure if they even offer everything that I want. 

So yes I want a software that offers everything that I want and dont want to pay much for it. 

Any suggestions would be greatly appreciated.
