I found a property in my area that has a home on it and they have passed away. I talked to the woman's children about the property and they said it was left in the will it was left to the woman's son. The problem is they have not opened the estate and do not plan to. They have not paid the taxes on the house in a couple of years. Any ideas on what I can do to buy this property?

@Joshua Lawrence I think it's actually 5% down. With the minimum being $2,500. If the offer is not excepted you get all of the money back. Every bid that I have bid on has been accepted. One being $8,500 and a deposit of $2,500 for a total of $10,500 for a 4/2. I also got a 3/1 ready to rent for $14,700 with the deposit and had or rented out 5 days later for $700 a month.

@Michael Cavitolo I started by buying the property I was going to live in and later turned it into a rental. I think the best thing for you to do  to get started is to make plan on what you want. I am looking to make it so I don't have to work so I made a plan to do that and figured out cash flow was want I needed. I then found out that buy and hold would work best for me. A lot of new investors start with wholesaling but that was just another job to me but it is a good way to build capital for other types of investing such as buy and hold. Decide what you want out of investing and work your way back and ask questions on BP and then the sky is the limit. There want be anything that you want be able to learn if you are determined to do it.

@Justin Williams I was reading were you said you had thought about stopping this thread or even your education business.  I hope that you don't because there will always be people telling you can't do something or people complaining. I am sure when you started as a real estate investor there were people that told you it was to risky or you would never make it as an investor and it's a good thing you didn't stop because of them. You may not be where you are today. By the way I love the podcast keep up the work and the education.

@Jerry M. I would buy the cheaper homes and rent them out. I am in NC and I am buying them for $25,000 to $30,000 all in and renting them out for $500 to $700 a month. You could also do some private lending as well.

@Willie Morgan I use an app called hammerpoint. If you know the average of what a contractor charges in your area you put that in and then your square feet.

@Jason Eyerly have you thought about investing in cheaper areas. I am purchasing in my area in NC for around $30,000 all in and rents about $700. Then you can pay for a PM. You could also partner with someone in the area.
