Yeah I know, but like I said this is just a test run for me and 18% interest is nothing to scoff at. Also I am playing on the few persons who don't pay their leins off and I can apply for the tax deed after 2 years and then I control the property. It is something to think about and consider if you don't have much free cash with which to invest.

I just placed 5 bids on tax leins in florida online. I suggest you contact your local tax collector and ask them where the auctions are held and how to access them.

I read somewhere (I can't remember where tho) about investing in Tax Leins. I am doing a test in Florida with a little over $100.00 (I think $106.35 in total) I might wait 2 years and see what happens then bump up my out flow to more expensive properties with higher tax dues and are more valuable.

I was wondering if there was anyone out there that uses co-signers on their loans. More so I want co-signers who are not members of my family. I am willing to offer 5% ownership of any properties I purchase with them as co-signers. Exit stragety will be when I refinance and any appriciation will also be paid back at a rate of 5%

I am starting a real estate LLC an need investors or lenders. The first property I am looking at is a SFR which will be rented to me as a personal residance and home office the next properties will depend on what can be come up with, could be a duplex with a retail unit all the way up to large residental apartment complexes, again it all depends on how much can be raised.

My biggest issue is that My income is not very high (only $2,600 a month take home) and I don't have substantial reserves for down payment or as security for 2 months mortgage payment and stuff. I am young and have only recently established my credit
