       Thank you everyone for the words of wisdom. To clear up some questions that some of you had about my plans... I want to start a wholesale business but also I am trying to build my capital so that i can do fix and flips and eventually  have enough capital to start growing some passive income.

As far as my current business dealings I know that at the beginning I was getting the houses under contract for a good price for investors and then adding about 10k for my profit. After doing some research and asking my investors how they do their numbers I started doing the numbers at 75% of the ARV- repairs (which I would calculate at $15/sqft)- my profit. I found better deals this way however my deals were still being picked apart. All the feed back I was getting is how I arrived at my ARV. I would explain that I have my realtor (i am working with a great realtor atm) pull comps and RPRs and we use the numbers from those systems. So the comps is where I feel that I need work.

       thank you for your input! i appreciate your blunt honesty. In your opinion how do i need to evaluate deal in order to ensure what i am getting is a good deal. I recently did some readjusting to my calculations and the part that seems to be bringing me down is how i do the comps.

       I am Heaven and one of my dreams is to start a real estate wholesale company that is honest and sraight forward. So far since last september  I have done only 1 deal. I have put many houses under contract since then, but have not sold any. I have run out of money and I fear I am drowning. This is putting me in a state of depression so much so that I really feel like doing nothing at all most days. So I need help and advice about how to do this thing right and bring in the money to actually keep me going. I have gone to several leaders of very successful groups that are doing well and they want me to pay to join the group or they just do not want to mentor me at all. I find this very frustrating. So any help/advice would be greatly appreciated! Thank you for your time.
