Post: Low basement ceiling issues

hi all,

Considering purchasing a house that's a 2/1 and making it a 3/2 with a master bed/bath in the basement. It's an older Baltimore home so the basement is unfinished and the ceiling is probably only 6.5 feet at its tallest point. 

Does anyone have experience lowering a basement floor? By the time I add a floor and a finish the ceiling it would be way too small for most buyers.

It will take you a LONG time to gain traction and start seeing results. However, I think at the end of the day it will be worth it. I live in DC and it is also a very competitive market in terms of Search rankings, but I consistently see IC members at the top of google searches in many different cities, including my own!

Anybody have good suggestions on finding birddogs in the DC area? Or is it better to hire someone to help with door knocking with me. Just trying to cover more area but I'm still trying to get used to door knocking myself so I don't know if I would be able to train someone else very effectively.

 Yes, there are some great areas for rehabs for sure. Just have to make sure you know where those areas are!

Hey guys,

Recently I've been coming across some houses in neighborhoods that don't have a ton of recently sold rehabs. Should this be a warning sign as it's not a great neighborhood to rehab/ wholesale in? 

I live in the Washington DC area which can be pretty spotty and have some fluctuation neighborhood by neighborhood so I'm hesitant to go too far away from the subject property. Any DC investors find this problem in parts of NE and SE/SW? Do you just expand your search?

Because I am door knocking, I pre-analyze close to 10 homes a day and rather not continually ask my realtor to run comps for me, with little chance of actually closing a real deal.

I am looking for an equity partner for a DC area rehab. It's in NE DC, I have not agreed on a price with the seller yet, but In between 315-330 offer should get the deal done. ARV of 650,000 and rehab of about 95,000.

So I scope my project in detail and let my designer know thing I have a budget of $3 per square foot for the flooring here or I can go $40/sq ft for countertops here. With a detail scope with exact measurements and budget, I can find the best options for my budget. Most times, I make my budget so conservative that actual costs tend me be 50% to 60% lower than my estimates. I would rather over-estimate than underestimate. 

I also hire a lighting specialists on all of my flips and get all the lighting fixtures picked out in 90-minutes, but don't necessary do this on our "fix and refinance" to rent properties.

 This Is awesome! great to know they are relatively inexpensive. I'll definitely look to hiring one!

Hey guys,

As a beginning investor with no design background, how should I go about picking finishes and optimal layouts for a house? 

Do you all use an interior designer, or your own creativity?

I don't want to be the investor spending all day at home depot, as my partner and I both have full time jobs.

Does anybody know a good way to find DC metro area (PG county, DC, NoVa) notices of default/ lis pendens? I have been calling some courts and the only way I've been able to find is doing it by case number. Does anybody know of any county with that makes it easier to find pre-foreclosures? 

I'm also open to purchasing a list if anybody knows of a good list service to do that.
