Looking for a JV on DC rehab

I am looking for an equity partner for a DC area rehab. It's in NE DC, I have not agreed on a price with the seller yet, but In between 315-330 offer should get the deal done. ARV of 650,000 and rehab of about 95,000.

I do have hard money lined up, However, they still require about 100-120K to get this deal done.

For those out in BP land, I don't know the specifics on the property, but a $650k are is realistic for this neigjborhood. This is the Trinidad neighborhood of DC which has seen a real run up in prices for rehabbed homes. It's probably the #2 neighborhood in DC for flipping.
