Investment Info:

Single-family residence buy & hold investment in Boerne.

Purchase price: $300,000
Cash invested: $300,000
Sale price: $400,000

This was my first property and decided to sell it get access to its equity.

What made you interested in investing in this type of deal?

It was a good deal.

How did you find this deal and how did you negotiate it?

It was brought to me by a friend and property manager.

How did you finance this deal?

I paid Cash for it.

How did you add value to the deal?

I just maintained it, managed it myself and then sold it to the tenant.

What was the outcome?

I sold it directly to the tenant and didn't have to pay any commissions.

Lessons learned? Challenges?

Refinancing to get your cash out after paying cash for the property wasn't worth it. I tried to get some cash out but it ended up being very expensive and wasn't able to get very much cash out.

Assuming the roof is of a reasonable age, it's still more than possible to cash flow with these properties, even after accounting for recent increases in insurance rates that we've seen. The property owners suffering the most are those that have a roof older than 15-20 years, or those that are in flood zones, both of which can be easily mitigated in your search

What should I know about buying in FL?

It's pretty inland and is made of cinderblocks. What construction items should I be in the lookout for due to hurricanes?

I used to live in this property while doing cosmetic updates. I am now renting it out.

Location, worst house in great neighborhood, great schools.

How did you find this deal and how did you negotiate it?

MLS.

How did you finance this deal?

30 year fha.

How did you add value to the deal?

Cosmetic updates.

What was the outcome?

This city has seen tremendous growth and appreciation and this house is not the exception.

Lessons learned? Challenges?

Getting a 30 fha, living in it, fixing it up, renting it out works!

Investment Info:

I purchased this 11 acres to build a "dream house" on but through different circumstances have decided to to fix up the little house on it and rent it out. I don't know what i will do with the remaining land but it has appreciated upwards of 20% since i've had it with no end in sight so i will continue to hold onto it until I figure out what to do with it.

What made you interested in investing in this type of deal?

Centrally located in the path of progress in between two extremally high growth cities.

MLS.

How did you finance this deal?

Cash

How did you add value to the deal?

Cleaned up the land. There is a small SFD that is undergoing a light renovation to rent it out.
