Hi! We have found a mobile home park that is changing over to an RV long term stay. The park needs work and has 38 sites. It is in Memphis which is a very dangerous place. It seems like a good deal and he is willing to do owner financing. It is not on market yet as he works at fixing it up. He is in his 80s and has 15 spots filled already but he does not advertise or use the internet. I want to know what others with experience with long term RV parks think. Should I be worried about it being in a dangerous city? What should I ask? Is it very labor intensive? Can I easily hire someone to operate it for me? We have 4 small kids so not really wanting to live right close by. The city as already ok the RVs. Thank you for any help!

Hi @Brenda Whittaker.  You and I corresponded here on BP a few years back.  We own a small RV Park in Camp Verde that is currently for sale.  Happy to talk about the RV park business and share what I know about buying/selling.  Also check out these guys: http://www.parkbrokerage.com - they do a great business in our region.
