Blake,

You can access the local MLS without an agent login for the most up to date listings; I always recommend this over Zillow, Trulia, FB, etc. Those platforms should be secondary for searching because they are picked over because of their easy access to all. The local MLS is called RealTracs and you can access it here: https://www.realtracs.com/

To search for available rentals, simply search for your area (Davidson Co for example), and filter rentals only --- see picture below:

@Mera Daniells TN is a great state for buy and holds! Do you currently have a portfolio in Utah or California with your partner or would this be your first property? Clarksville, Spring Hill, Lebanon, Dickson, Columbia, and Gallatin are smaller cities/suburbs you should also consider outside of Nashville for buy and holds. Congratulations! I've been living in Clarksville (moved up from Metro Nashville) since August and I love it. It's a great market for buy & holds/rentals/BRRRR investing. What is your range for MFH investing specifically?

Make sure you check out STR permits in your area because the Nashville market is restricting usage and permit access all the time. Just do your due diligence! I think you can go either way with renting extra bedrooms out or Airbnb/VRBO and make out just fine. Depends on what you're comfortable with. I've had friends be successful at house-hacking with both.
