@Tamar Hermes one of my tenants moved. Im still having problems finding contractors/handymen since they're all backed up on work due to the virus, and showing the property has been very interesting.

Hello,

I'm just starting out in investing and I am also a licensed real estate agent. I'm looking for a mentor or being part of a team. I want to surround myself with people who are as motivated as I am. I think most states or even all states, 4 unites or less is considered residential and are under the the same guidelines as single family homes if you live in it. Is this in regards to taxes or for being able to get out of living in the property losses long term?

Well, I took a leap of faith, moved here from south Florida and purchased a duplex. I've been here for a few months and just started to really get into the market here as a real estate agent and this is what I've noticed so far. Rentals: 1) Seasonal: People seem to do really well with seasonals especially when it's time for the races and the snowbird months. There are also a bunch of traveling nurses as that are always looking or you'll have the retirees who vacation here for cheap golfing. 2) Long Term: With the annuals it seems to be hit or miss. I guess it really depends on the demographic your catering to. Because of it being such a small town with few well paying job opportunities outside of the health industry, the rent is very low in comparison to other cities in Fl. It seems like the general quality of renters might not be so great as far as keeping care of the properties. I would highly recommend on doing a thorough screening before committing to a lease. However, I think section 8 income could thrive very well here. Cons: - the volume of properties seem to be low - Sebring is very isolated. It's at least 1.5 hours to any major city and there are no major highways - depressed local demographic Pros: - Great opportunity for vacation rentals or sales - low market pricing (rising) - growing population (new commercial and residential construction throughout the town) It is a bit difficult to do research in this area from afar since it's so isolated and small. I think it's a smart idea as an investor, perhaps not so much as resident if you like the faster pace in life. I hope this helps.
