@Martin Mondejar I'm happy to share my experience with you and help you develop a plan of action. I would focus on buying multifamily that you can occupy as a good starting point if you are light on cash. It's one strategy and is a good foot in the door. Wholesaling is not a recommendation unless you have a crew and serious connections, plus outlets.

@Cosette Trantow you work with an experienced agent. No there's no official classification. I have Costar and can run stats and an analysis with a lot of detail.

@Jessica Jay-Maleski splitting into separate meters is too costly on that property to be worthwhile, plus the government programs wouldn't give you any benefit. I'm sorry you are having this problem. I would convert the other three units to the ductless systems if that seems like it will number out. The back left unit already has one of those. Solar would not number out in my experience. @Josiah Santillana the right broker will have relationships with wholesalers and other agents. This is the best method vs the right 30 offers and see, at least at this point in the market in Phoenix. I'm a Broker and Director COMMERCIAL Division of Tru REALTY. I have two wholesalers I get "first look" with. That's what you want, access before a deal has been blasted out everywhere.
