Does a low re-fi apprasal lock in that value? Say it looks like I could get 700k but apprasal says 600 does that slow the growth of the value?

I gave instructions to pay at my mailbox instead of to bank account in seperate letter with the 3d late notice. Tenant payed about %15 of what is due into bank account anyhow. Tennant acknowledged 3d notice but said no insturctions were included( the instructions were definately attached). I Closed the account this morning. 

Do I have to returrn the money to keep the 3d notice valid? Even if I re-issue the 3d notice how do I keep the tenant from keep paying dribs and drabs and pushing 3 day window.

That is good info. I have the 6 mo. I will move forward with the refi now. If I am out of tenant at the time needed it will just be a delay and likely get a higher rent. 

Any more gotchas? Pro moves?

I was intending to proceed as you suggest but am looking for gotchas. I'm printing the late notices. Ya I know they are late. 


If anyone in CA or who has had issues with re-fi would chime in that would be great.

Want to refi and am on the verge of starting evitcion. How does me starting eviction affect re-fi? Income from the property might be considered for qualifying. 

Thanks that makes sense. I'm deciding where to go with the eviction but knowing this makes it easier.

The lease has no restriction on payment. Currently month to month. Obviously I don't want the rent in cash in a mail box. So is it legal in CA to restrict payment to Check or Cash?

I am looking to having the tenant in the other unit of my live in duplex make a payment to me via mail box. Can I require Check or Money order only? Inglewood California

That might encourage the PM to get late payments. Why would the PM get all the late fee? I can see that they have some extra work but that is why they get paid right?

He was not on the lease but he moved back and forth between his mom and dad(the unit). He turned 18 in the last two years but rent is late and I'm thinking I need to start eviction. My concern is does he have to be on the lease to make the eviction work. Can not serving him/noticing the son delay the eviction?
