I don't know what type of wood it is, nor how many layers of paint are on it, but it looks pretty caked up, so I am guessing a few. Due to the age, I am guessing that there is one or more layers of an oil based paint topped with several of latex. I am lazy, so the more work the stripper does, the easier my life will be. I wish to paint it. I also wish to strip and paint several original doors.

Perhaps you could recap the best process to accomplish the best results.

If they can't bring a payment up to date they usually don't have funds to get to an attorney to fight in court either.

There can be other issues as well, unique to the type of contract, but these risks and matters can be managed or even eliminated by a well written agreement or note. "We written" that may be hard to come by with all the old boilerplate forms used. I suggest you have your attorney take a look at as well as a finance type familiar with underwriting and servicing aspects. :)

These are exactly the issues that I am concerned about. Nothing about the seller gives me cause to be alarmed, except that he is a human, and humans sometimes are unethical.

Current owner holds deed, so there is no current financing on the property. I will be all in at about $12k with repairs, so I am really not interested in loosing the money if he decides he wants the repaired property back and wants to start playing games.

Could I not place a $12k mechanics lien on the property after repairs which would prevent him from encumbering the property? This is not a high dollar property and I will have it paid for in 5 years. I could release the lien at transfer of deed.

I found a house that is being sold on owner finance. The numbers work, with about $300 a month cash flow using the 50% rule and 2% rule.

Question is, what are the pitfalls of buying on owner financing? What must I make sure is in place to protect me and the property from dastardly deeds of the seller at any point?

I wouldn't care if it were a pit bull, a box turtle or a run of the mill alley cat.

No pets means no pets. The pet goes or you go. Surely this tenant didn't just forget to mention this beast. It was an intentional omission, or as I like to call it, a LIE. I would be inclined to give notice to vacate. I hate liars.

CNN: Promise Zones are areas where the federal government provides tax incentives and grants to help communities tackle poverty. Obama first announced the initiative during last year's State of the Union speech.

On Thursday, Obama will announce the first Promise Zone locations. They're in San Antonio, Texas; Philadelphia; Los Angeles; southeastern Kentucky and the Choctaw Nation of Oklahoma.

I can't help but notice that the one city that needs help in all aspects, Detroit, didn't make the list.

Being a long term resident of San Antonio, I am perplexed as to where in San Antonio that it is so impoverished that it garners intervention of the federal government. True, we do have a higher than average crime rate, but this wasn't always the case. The crime rate spiked with the relocation of Katrina refugees to the city, many who never left. Further, much of the crime problems can be linked to illegal immigrants and drug cartels. Our crime problem is nothing compared to what goes on blocks from the White House or in Chicago... Or Detroit!

We have a 5.6% unemployment rate, on par with Houston and Dallas metro areas (rated 9 of 50 http://www.bls.gov/web/metro/laulrgma.htm ) . We have a strong military community, always growing medical training facilities, a tremendously strong tourist and convention sector and the Eagle Ford Shale project created 116,000 high paying mid skilled jobs in 2013 and a 61 billion economic impact on the region. This is all despite the federal government.

We have rougher areas, but what major city doesn't. There is nowhere in this city that I wouldn't go 24/7. This doesn't make sense to me. It screams of political payback for all that our Mayor did for the re-election of Obama.

I wait to see if and how I can take advantage of this Promise Zone to benefit my RE investing.

I heard on a podcast that I can now search for members near me, but I didn't pay attention thinking I could figure it out on my own. Now I can't find that option.
