That will learn you for trying to get an education at his expense. Now who is learnin who? He is giving you more education then you ever wanted. Don't people like this in New Jersey end up in the river? That is what I have seen on the moving picture box.

Seriously, I would wait for him to leave to go shoplift his next meal, pan handle, get his next fix, another bottle of wine, to go study at the law library... Whatever it is that trash like this does, and I would burn that shed to ground. You know, sometimes things catch on fire with haphazard electric feeds. Maybe he left a candle burning. Who knows, who cares.

The mechanical locks are only able to have one code, but they do not take batteries and typically never fail. I have also seen both models available with a self-locking feature, which I think is nice because it ensures the door is locked.

I use a mechanical lockbox (similar to a realtor Supra combination lock) on the outside of the property for a master and extra keys and it has also been very convenient. I had a tenant break off a key, and was able to give them the code to get the extra key without going out to the property.

So, given the differences, would you go with mechanical or electronic? The 'good' mechanical are actually as expensive or more as the electronic (there must be a HUGE markup on them). The big thing keeping me debating is the back light. I was going to install LED motion lights anyway, so I am hoping that would provide enough light to not need the backlit models. The locksmith I spoke to said the electronic ones are not a good long term solution because of the possibility of them going out (and expense of then replacing it again), and I really like the dependability/reliability of the mechanical. Is anyone else using these? If so, do you recommend mechanical or electronic (and why)? If not, what way would you go?

How do you know what the markup is?

Is there not a way to consolidate cards or transfer a balance from one card to another? Or, could you not take your seller to the register and buy a new gift card with an existing gift card and then the seller would have no access to the new cards details? You could then shop at your liesure that day or another?

If we had a hot section Rick could have lit out on any number of posters and gotten into heated debate. but since there is no section on this site for this kind of katy bar the door discourse his posts were played out for all to see.

At the end of the day my opinion and what I personally know of the back end of marquis is they will not miss a beat in sales because of this thread, BP is not their market they will continue on selling to the marketing channels that Rick was brought in and established. marquis would not be nearly as successful without Ricks expertise and connections in being able to bring investors that 99% of turn key operators could NEVER in a THOUSAND years find or penetrate what Rick has is a very very unique situation and Rick and his associates are extremely good at what they do!

Perhaps so, but then again Google is a powerful tool and most times when I Google something about real estate, a thread or two pop up from BP. Maybe this will save a few people from themselves and those who pray on the ignorant.

i have lived through some hard times, never did I have an eviction, or late rent for that matter. Never missed a car payment or had a title loan either. Its all about priorities.

I would not rent to someone with an eviction unless they were willing to put up a triple deposit and then all the other stars would have to align too. Never with more than one eviction.

At some point this becomes a lifestyle for people and they play the system. They can play it with someone else. It is a problem they created, not me.

Why is there always "that guy" at every auction? Ruins it for everyone for his own greed and if isn't going to get he runs up the price and bails.

i was once a police officer. I was sitting in traffic court one day waiting for a case to called and listening to the proceedings. An upstanding citizens case was called and he goes to the podium and the judge starts asking him if he has made payments on his prior arrangements, attended his DUI classes, performed any of his community service etc, to each question the answer was no followed by some excuse. After about five rounds of this, the judge makes his ruling. 90 days confinement, bailiff take charge of the prisoner! The upstanding citizen acted with dismay and stutters "But ... But ... I have my 6 year old daughter here with me", to which the judged quipped "that is a problem that you created, not me." The courtroom erupted in laughter.

The lesson I learned that day is that problems that other create for themselves, are not mine and I need not own them. In the case of the bank screw up, nothing good can come of this, as it is being offered at the same terms, and it only opens up opportunity for them to pull a fast one, and then the problem would be yours forever more.

My answer would be simple, "that is a problem you created, not me."
