We have a flip going near Dallas, about 75% of the house has the original 1.5” wide hardwood planks. We want to continue with that through the rest of the house, has anyone around Dallas been able to find these that don’t cost an arm and a leg? Thank you in advance.

Really I'm not buying anything, I have everything I need in my shop except the cost to dump the trash

We have been in the rental business for four years. Up to this point figuring out deposit refunds have been relatively easy. I was looking for your input on how you would handle this situation.

There is multiple holes in the walls ranging from tiny nail holes to door handles being pushed through the walls.

one set of mini blinds were destroyed

The dead bolt lock set is broken

The dogs have scratched the inside and outside of the door and trim as well as chewing the cord that powers the back porch light, and has dug multiple holes in back yard against the foundation.

We have had to remove one trailer full of trash including everything from TVs to smokers to pallets.

The tenant left multiple spots on the driveway where they spray painted home projects without a drop cloth, some spots are up to 3 feet long and turquoise in color.

Also there used to be a drive thru gate to the back yard so you could back a trailer or RV in, they took that gate off and fenced across the opening. The gate is still there, but is an inconvenience to fix it back the way it was.  

Lastly we have about two hours left of general cleaning before the next tenant moves in.

What are your thoughts on a reasonable amount to deduct from the $1,000 deposit?

I see the benefit of extending out to 30 years to keep my cash flow higher. I was trying to get the property paid off sooner rather than later, but right now it seems more beneficial to use the cash to get into a couple new properties.

Makes since, it would cash flow 270 less (20 yr note), with the $38k cash I could get into a couple deals. Seems to me it would be easy to cover. Thank you for you input.

I have a refinance question, My first rental that I bought is a 3/2 that I currently owe just under $30,000 on. I have owned it 5 years, and rent is $900/month. I am in the same boat as most people as the down payments are getting harder to come by as I grow. I was considering refinancing, the house is worth about $80-90k so I could potentially pull $38k out to use on future purchases. But this house does well for me with the low mortgage payment of $275. Is it smart to go back to a 15 year note and add $38k to the mortgage in turn cutting down on my margins? Thank yall for the advice!
