Thanks Ray. I would totally follow your advice but I don't currently have any rental properties. I was telling a family in my assisted living home about this nasty attorney I had and they asked me for his number. Since he passed away I am looking for another recommendation. Thanks anyway!

Hi,

I had a real jerk as an eviction attorney a couple of years ago when I had some rental properties in Minneapolis. I could just have him call my bad tenants and they would pay up within a week. I have no idea what he said to them. He was even a jerk to me. Unfortunately he passed away 2 years ago.

Now I have some friends who are in need of someone like that. Anyone have any recommendations? We're in Arizona but I don't know if location is all that important.

@Jack B. I found I had another old listing for the same property. So it wouldn't allow me to do the new listing. When I used the old listing and just updated it, it worked fine.

Post: Problem with Zillow Rental Listing

I am trying to advertise one of my rentals on Zillow. I am using one of my old ads for the property and just update some details to make it current. When I hit the 'Activate' button, Zillow says the ad will be posted on Zillow and their other websites (Trulia, Hot Pads etc.). 

But when I go back into my account, or look for the property on Zillow, they have the status as 'off market'. I've tried changing several things in the account and no luck.

I've sent in a support request to Zillow, but have not received anything back yet. Has anyone experienced this? Any idea why my rental won't activate? Here is the link to it:

Hi,

I own 5 assisted living homes in the Phoenix, AZ area. Recently I met with a developer who wants to buy a large chunk of land (50 acres+) and build an assisted living community on it. He doesn't want to deal with realtors. He wants to negotiate directly with the owners to structure some kind of creative financing during the build phase.

Does anyone have any tricks or techniques to find a large parcel of land like this? Do they sell direct mail lists that list land owners in an area? Or can you find it at the county courthouse?

What would be the best way to look into the owners of land parcels? Thanks for your help.

Hi,

A couple of investors and I purchased a commercial office building in Rio Rancho NM that was in bankruptcy. We have the building about 2/3 rented  and owe 1.5M on it. We had an appraisal for it that came in at about $3.3M. The renters have been paying around $17K per month in rent. Now our contract with the company who financed us is coming due and we need to find new financing. We're not sure we will be able to find  traditional financing through a bank for it. Does anyone have any ideas for non-traditional financing that we could try? Thanks.

Hey Dylan,

Thanks for the info. It's about 5,000 square feet and I am pretty committed. I think we would be fine selling the building as well. Can I post the LoopNet listing on this forum? The shared space is an interesting idea. The building is gorgeous with floor to ceiling windows and a large development of houses going up nearby.

Hi,

My fellow investors and I purchased a commercial office building in Rio Rancho, NM (just north of Albuquerque) at the end of 2014 when it was in bankruptcy. We did some minor rehab to the building and have it currently 65% full with an internet business taking the top floor and a restaurant in the bottom floor. It is a gorgeous building with beautiful mountain views. We are just having trouble renting the last lower section. The section needs to be finished - it's pretty much bare walls right now. The building sits in the middle of a large development, but the only calls we have had are from small independent one man shops like engineers and lawyers. Mostly they are interested in having access to the community gym next door if they lease from us.

I was wondering if anyone has some creative ideas for renting the space out? We are thinking of talking to some municipal government agencies, the local university, or maybe the local native American tribes who's reservations will force the path of development to go right through the building. It's just a matter of how long it will take.

Any creative ideas for renting the space out would be much appreciated.

Post: My Listing is Declined by Zillow

Hey,

I am trying to rent a property by listing it on Zillow. When I filled out the rental listing, it says it was declined by Zillow, Trulia and one other site. I looked on the Zillow help area and it wasn't helpful. It said there unit could already be listed or the house might be for sale - none of which are true.

Could it be that it says 'Declined' until they have it up and running on the site? Any other ideas why my listing would be declined?
