Jon, do you know if these extra charges/fees are paid to the trustee, or can you bypass the fees by going directly to the lender and just paying the back payments?

How difficult is it to purchase a pre-foreclosure, subject-to the existing financing?

In these cases, the owner has defaulted and the lender has begun the foreclosure process. There is usually a foreclosure attorney or trustee that is assigned to the case.

If you want to purchase the property subject-to the exising financing and you won't be paying off the owner's mortgage, will the foreclosure attorney have a problem with it? Or will they insist that any buyer pay off the mortgage? Does anyone know any strategies to purchase a pre-foreclosure subject-to?

What I'd like to do is get a property under a subject-to option contract (simple, 1-pager) with a seller, look for a buyer, find a buyer, exercise option with seller, transfer option contract to the TREC contract with an addendum to assign it to the buyer.

My question is in regards to what to put in the blank for sales price, considering it is a subject-to. Would you put the total amount of the mortgage balances and other liens?

Also, what additional clauses would you include for the option contract?

I'm seeking a mentor to help me complete my first few wholesale deals and split the profits. I already have ways to generate leads from motivated sellers...just need someone to show me their own process, view properties for repairs, make offers, etc.
