My parents and I vacationed in Wilmington, NC last year and really enjoyed it! I plan to include the area in my buy box in the future. I did notice that your location specifies "North Dakota" though everything else about the address is correct! Not sure if that's a human error or a system error, but it's probably of little consequence.

@Brett Synicky Isn't it 50k or 50% whichever is lesser?

I'm actually going to dive into the process myself tomorrow. I'll revisit DirectedIRA.com. Mat and Mark's podcast is where I actually heard about REI for the very first time last year. That got me going down the rabbit hole! :) I had a call with one of their team members last year when I was preparing to form my LLCs. I opted not to use them for the LLC, due to price and the fact I could easily figure it out myself. But I may use them for this given the complexity (well, apparent complexity since I haven't researched it fully yet). By the way, Mat's book, The Self Directed IRA Handbook, 2nd Edition, is fantastic and easy to read. I have read it cover to cover and have it hand for tomorrow.

Hey guys, I am preparing to make some cold calls! Being hyper-analytical, I had to put together a rough idea of what I would say and how I would respond to this or that. Below is my flow chart. A few points of explanation: (1) I'm trying to buy near where I live, so I figured mentioning the town I live in will make it clear I am local--hopefully a point in my favor, (2) I figured the point of verifying basic information is really to let the owner know I am not clueless and have done my preliminary research, and finally (3) I'm not sure all that I should verify on that initial call, as my primary goal is to walk the property and engage face to face with the owner. All thoughts welcome, thanks in advance! :)
