We used to have one in West Oakland which was hosted by Bryan Pham but he ended up moving to Las Vegas. A few other ones also died off due to covid so someone could fill this gap. Otherwise there are a few in the south bay that still host live meetups regularly.

Hi Calvin, I don't know about primary residence loan but I don't think an OMI will work in Oakland until the eviction moratorium is over, which I highly doubt will be until the end of the year.

Hi Austin, Great job landing the triplex! I'm not sure why you would need to issue new lease agreements, maybe section 8 requires it? Usually leases stand as-is in Oakland. You do need to send a few City of Oakland disclosures to your tenants, you should read the property owner packet and provide disclosures as necessary. I would also register with Oakland RAP and pay the per unit fees and estimated gross receipts tax. For sewer lateral, you can wait 6 months before the city starts to send you letters. For the sidewalk ordinance, I don't know how they enforce since I know multiple owners who never bothered. Lastly, since you have section 8 tenants, I'd read up on the rules around that and what condition your units need to be maintained.

It would be extremely difficult to do given there is a housing shortage in the bay area. Unless the units are in unlivable condition and you can convince the City that 2 units are better than 0 livable units, I don't think it will be possible. I've asked this question to the City of Berkeley and got a similar response for a property at 1636 7th st Berkeley which is also a triplex.

I used State Farm jessica Herbert for an 8plex in Oakland, it was the cheapest option

That area is up and coming and has improved a lot, I think as long as your cash flow can hold your property so you aren't bleeding you will be fine in the long run. You can get students to rent and they will leave periodically so you hopefully wont be stuck with long-term tenants

thanks, that makes sense. i believe you can only 1 omi in the property every 3 years

@Calvin Kwan is an OMI allowed in Oakland when there is already a vacant unit?
