Hey Bram,

The catch is that the HOA dues are $172.06 per month. This includes 2 special assessments, as 1 was not covering all of the capital improvement needs. The buildings are over 40 years old and are very expensive to maintain. The rent would likely be around $450-500. There are just a lot of concerns when dealing with an HOA fee that seems to be increasing much more quickly than the rents.

I use John Liberatos at RentCharleston.com for a home downtown. The downtown area is their specialty, but I think they manage most areas. I've never had any issues with them in 3 years. Could you PM me te ones that you've had bad experiences with? I'll ask around for some other options, too.

I second the areas that Chris T. mentioned. They are great areas that have many local restaurants and shopping options. Also, if you want to live in a condo, you could consider the condos/apartments around the South Park Mall area. Restaurants, entertainment, and shopping are plentiful there, as well. Many of these have residential above and commercial below. There are other neighborhoods that have their local shopping center that is in easy walking distance. It all depends on the style of neighborhood you're after, price range, rent vs. purchase, etc.
