If your trying to get it under contract fast google a realtors contract in your state or call one saying you'd like to see how a basic contract looks for when you sell your home. Those are basically the general contract you need and make sure its for this year 2016 because alot of changes can happen in a year. Make sure to add a clause that you can get out if your not happy with the inspection so your not locked in. I'd worry about the seller first. No property no deal.  Best of luck Raymond!

True over leveraging can get you in a bind when the market crashes but as long as you bought the property smart and it cash flows good you should be ok.  I'll let the experts answer the other questions.

Do whatever you feel comfortable with at the end of the day Jason. Sounds like you have a few different ways to go. Some investors feel like putting the minimum while others want to get them paid off immediately. It's all about your risk tolerance and what makes you sleep better. If you don't care play with all the numbers using the bp calculator to see which way will save you the most money. That's what I would and I like the prices in Mississippi! Good luck

Everyone structures their deals different but that sounds good. After you complete your first deal you'll know if he's worth the 50 percent if not lower it. 50% of something is better than 100% of nothing. Best of luck on your partnership John!
