Survivorship Bias

Well i have many many questions for this wonderful resource. I will limit myself to one focus here though. To preface this I am talking about buy and hold properties.  It seems that most investors featured on the podcast spend most of their time incredibly extended. Sorry for the generalization and if you disagree with this point let me know.

     I understand that leveraging is an amazing tool and arguably the driving force of real estate investment over equities and such. Im not saying we should only own properties free and clear, But how can you weather a crash while leveraged 1/5 or 1/4. This is sounding like an op ed piece and thats not my intent I don't know anything.

      The first thing im sure to hear is do what you are cofortable with. Its good advice but it doesnt teach me anything so how do you seasoned Rei decide its time to purchase another property.

Second how much do you think survivorship bias effects this community (BP)

Where can i find informative reading material about terrible market cycles in real estate
