Well the new tenant is extremely arrogant apparently he is some kind of property investor and is stating I’m wrong and he’s not in violation of the lease. He also said he is much more lenient with his tenant which I seriously doubt. He also told me that I should get a property manager and he could recommend one if I like lol it simply states tenant will transfer utilities with in 3 business days and provide proof to the land lord

I have a new tenant and this is my first rental property who has had the property for a week now. He hasn’t moved in yet to be fair but in his lease I noted that tenant must transfer utilities with in 3 days in his lease. And he keeps making excuses as to why he hasn’t done so. And he informs me it isn’t a lease violation am I in the wrong how should I deal with this? Thanks anyone who may have some advice.

Hello everyone not sure if this is the wrong forum for this but we’re looking at buying a 1950s home and we’re being told it has asbestos obviously most old home do. But my question would you stay away from a house like this if you needed to live in it and tear down all the walls most are cracked and to be honest just ugly. Could I remove this on my own and just put up new drywall? Trying to rent our current home and rehab the new one over time slowly. Thanks for the replies

Good afternoon everyone,

I seem to be in a lose lose situation my wife and I were under contract on our first investment property and we had a inspection contingency that with in 15 days we can cancel. We found a multitude of issues beyond our budget and submitted cancellation with in 3 days and the seller isn’t signing the cancellation. Listing agent is claiming seller isn’t responded and the title company won’t release funds. We were with in right to cancel but we can’t make the seller sign and no one is helping us. Don’t know what to do and frustrated can anyone offer any advice?

Any Orlando investors how do you feel about Orlando area 32805 seeing that they have put in the new stadium and some new high rises near parramore? Also seems like a lot of new construction going up for single family homes do you think downtown Orlando will push in this area and have a positive effect on this part of town?

@Steve Orluski I understand that part but what’s my liability if county says I have to replace it an I the one who eats it or the seller for not disclosing in permitted work? Or should I just not even care as long as inspection comes back

Good evening my wife and I just put our 2nd home under contract that we’re planning on moving into and renovate. Turns out that there was never a permit done on the the newer roof.

Should I walk away from the deal also shouldn’t the seller legally have to disclose this to me? Seems like she’s claiming Unknown as to age of roof saying it was like this when she bought it. She’s held it for 4 years as a rental have a hard time buying she held property for 4 years not knowing the unpermitted work.

Would you advise to me to do this will be our first step to renting our current home and we just don’t want to get stuck. Homes in the area are going for 225k we’re getting for a discount at $192k. Should we ask her to get a permit done on the roof or ask for a discount? Or walk away?
