I did use an attorney and the fees vary depending on the work that has to be done, and what attorney does it.  Once you pay the attorney its usually about 6-8 weeks before you can take possession of the property (at least in my experience), and after you foreclose you do own the property, but it will be difficult for you to sale unless you get a ruling in the courts nullifying any other claims against the property.  I'm no attorney so I'm sure there is more that you should be aware of based on what you purchased, but in general, this is the most important in my opinion.  Hope this helps!

Not sure what the laws are in Utah, but the 18% is only if the previous deed holder pays, and usually if they are going to pay, it is withing the first 3 month so you may be stuck with them (and that may not be a bad thing).  If that's the case I would start making plans for the property and foreclose if you have the capital.  Again, I'm not sure what the rules are in Utah, but here in GA its not cheap to go through that process of taking over and clearing title.  I am starting on a rehab from a tax deed sale and the numbers look pretty good, but it took me 3 years just to get to this point so if you have plans I would start as soon as you are able.  Hope this helps!

Good Morning BP Community!  

I'm Henry, a fairly new real estate investor in the metro Atlanta area, and I just wanted to introduce myself.  I had intended on just using the site for information and motivation up until the time that I was more of a full time investor, but then I started listening to the podcast and the one that I randomly selected to listen to first (#84 w/ Chad Carson) mentioned relationships as the main ingredient to their success.  Then I get an email that says "jump in and get connected", so here goes nothing.....Splash!!  

I look forward to the opportunity to network and share my real estate stories with the BP Community.
