My husband and I are buying our first 4-plex this summer. Do we need to get a basic business license before we do so to get tax write offs for equipment we buy for fixing them up? (New computer, power tools) Should we get the license before or after we make the purchase?

@Christopher Templin , we live in Kenai and are in the process of buying our first 4 plex. Everyone is talking about the "boom" that is suppose to happen in my neck of the woods in the next 5 yrs, so we thought it was as good a time as any to start investing.

Hi Keenan Fitzpatrick , my husband and I are getting started down here in Kenai. We are buying our first four plex this summer and plan on buying another in 3 yrs. Are there any REI meetings coming up in Alaska?

Thank you Jon Holdman , We will look into the noise and water issue. As far as property value, we intend to hold on to our rentals for the long haul so we are more worried about how it affects rental income and quality of renter. Is this flawed thinking?

It looks like I need to do more research of the other rentals in the area first. There are about 10 other 4plex' in the neighborhood, some with finished basements. I will check out what they did first and how much they charge for rent.

@Al Williamson good idea about the CL ad. I will do that and see if there is a market for the bathroom. You are right about the personal bias. It shouldn't be about what I would like, it should be about what the renter's are expecting vs. cost.

@Colleen F. Egress windows will need to be installed, but we were planning on that cost anyway. We are doing to work ourselves as we have access to the knowledge and tools through family.

My husband and I are in the process of buying our first 4plex. The units are 2 bed 1.5 bath and have unfinished basements. We plan on finishing the basements to bring in higher rent. We are also upgrading the kitchen, painting, installing new flooring, and new fixtures to bring in better renters. There is a .5 bath on the first floor with the kitchen and living room, and a full bath upstairs with two fairly small bedrooms. My question is should we just put a master bedroom in the basement with a walkin closet and lots of storage, or should we also spend the money on another full bath?the basement is ~480 sq ft
