My tenant is requesting a letter of reference. Is this normal? I have only been a landlord for a few months now but I have rented several times myself, and I have never heard of a landlord giving a letter of reference. I have only heard of the potential landlord calling for information. Is my tenant correct?

so we actually found a townhouse we would like to buy now.  Yes, we are going just off of my husbands income.  The townhouse is a 3bed/3bath for 129k.  It is valued at over 200k.

So we are closing on our first rental property next week. It is a four plex with an FHA loan for $275,000 - 3.5% down. There are current tenants, but we qualified with just my husbands income. We already found a single family residence for $50,000 and a duplex for $110,000 that we want to purchase. How do we get the bank to finance these when we just got the other loan? Any and all advice is greatly appreciated, thanks

We (my husband and I) are closing on our first rental property next week. I have been doing market research (craigslist) for comparable rents and keep seeing so much for rent + sales tax. How exactly does this work? How do I figure out how much I will need to charge for that? Is this different than the taxes we will pay at the end of the year on the income? Thanks!

Hi Jimmie Jack Drath , I am also in Kenai, and working on my first investment property. Do you have any recommendations for home inspectors, roofing contractors, general contractors in the area? I tried using Angie's list, and it looks like Kenai is too small of a place to get much help there lol. Thanks!

We are in the process of purchasing our first investment property in Kenai, Alaska. We found a property we like; it's a four-plex with 2 bed, 1 bath units. My question is does anyone know of a good roofing contractor, home inspector to inspect for us? I tried using Angie's list, and I'm afraid Kenai is too small of a market that nothing really came up. I'm just hoping for the off chance that someone lives in my area and has a recommendation. Thanks
