Newbie here!

Let's say you're buying an investment property. The seller offers to deliver you the property with existing tenants or vacant. So you have both options.

Which option would you choose and why? Would you like to keep the existing tenants or would you like them out?

Newbie question here!

If everything was equal, would you rather have one large unit or two small units?

For instance, would you rather to have two units each 1 bed and 1 bath, or one unit with 2 bed and 2 bath?

Which is more profitable? Which is easier to rent or deal with? Any pros and cons?

Would you rather buy a duplex with 2 units beside each other or one with 2 units on top of each other? (assuming you live in one and rent the other) (located in state of California, if that matters). What are pros and cons?

From standpoint of maintenance, appreciation, tax, comfort, etc.

Thank you very much!
