They taught us to use the AIA contracts. I just need to know exactly how to structure the contract to my benefit, as an investor. I know that I need to set up a schedule of values and payment schedule based on percent completed. I also know that I should include the schedule of repairs for each subcontractor and to include a liquidated damages clause to protect me against schedule overruns. I suppose I should include the required process for RFI's and change orders. I guess I knew all along where and how to locate and structure contractor/vendor contracts. I am a little intimidated and want all of my ducks in a row before I pull the trigger. Thanks

Hello, I want to know if anyone has templates for general and sub-contractor contracts or information on how to structure the contracts for maximum benefit, safeguards, schedules, etc. Any information would be helpful.

Hello, i was wondering where I can get a list of potential sellers who might want to sell their properties. I know there are places where I might find absentee owners, trustee sales etc. Any advice would be appreciated. Thanks

I was looking at pre-foreclosures as an "in" to real estate investing. I am looking at properties that are decent enough that a hard money lender will lend me enough to get in. I have a real estate agent and he is shooting me leads on fixers and REO's that meet my criteria and around my price point. I'm hoping that something comes up soon. Thanks for the advice. I appreciate it.

I am a new investor in Tracy, CA. I have been going to the San Joaquin County Records Office to find NOD's and Lis Pendens. I have been successful in locating them, and now I want to start a direct mail campaign. I have around 25-30K to invest and would like to get them under contract. I, however, do not know where to get a contract to use, how to structure the deal, and what to do if I am able to get a property under contract. Can someone please show me where to find help in the proper documentation, contracts and deal structures that would be of help?

I am a new investor who has never completed a deal yet. I would like to get my foot in the door by partnering or being mentored in real estate investment. I have an associates degree in construction management and am currently enrolled for my BS. I want an opportunity to see if real estate is for me.
