The last sentence above is spot on. In most markets, the property's increase in value (both appraised and actual market) will fall well short of the costs associated with adding an ADU. So this would be purely a move focused on increasing your monthly rental income, but would temporarily set you back from an equity perspective. However, this isn't the case for all markets. I would research how things play out in your area. In some markets, ADU's actually do add value at a premium to what they cost.

I was personally willing to eat the negative equity associated with adding an ADU to my So Cal home, but the thing that stopped me was the prospect of having a tenant live on the same property. It just wasn't for me.

2. Should I have an architect design it?

That is a building and safety question. Likely you will need architectural and engineering plans. Remember, the original garage was not designed to have people living in there.

3. Any reasons why I should/shouldn't do it?

It isn't really if you should or shouldn't do it, it's more of is it well thought out. How's the parking situation there (especially if it snows)? What would you do for privacy? Are you adding laundry? Will there be private outdoor space? How much will you get for rent and what is the payback period? Things like that can make a difference.

 Thanks Bruce.  Yeah, spoke with city zoning already and looks like they allow it.  They also mentioned the vapor barrier, but didn't mention the PSI concrete.  I'll look into that.

 I'll tell you from personal experience not to do this.  I did this exact thing on my very first property and got burned by the tenant badly.  I'm not saying not to rent to the person, but you definitely want to keep the tenant/worker relationship separate.  Have them rent strictly as tenants and if you need work done, you can hire him or someone else to do the work.

Hi everyone,

I currently live in Manassas, VA and have a 2 car attached garage with a vaulted ceiling that I'm thinking about converting into an ADU (studio, or 1 bed/1bath with a small loft, and kitchen). I don't use the garage much except for some storage, so using the space for an income producing alternative sounds good. I already have a pretty large shed in the back yard that I don't use much and could just transfer everything there. I've already met with the zoning Dept and they stated I could do it. I'd appreciate any thoughts on this project.

1. Does converting a garage add value to the home?

2. Should I have an architect design it?

3. Any reasons why I should/shouldn't do it?

I appreciate all comments.

All good points. My issue seems to be that with my budget to BRRRR, all of the properties in my price range seem to be brokered and up for auction. I'm diligently looking but I think I may have to throw my hat into a couple of auctions. At the very least, I'll get some experience and insight into the process.

@michaelkissi I've seen them posted all over the place. Realtor.com, Redfin.com and on the MLS. They are also on the auction house websites.

I see a lot of properties in Baltimore City that are going up for auction. Most of these auctions start anywhere from 5k to 40k in most instances. Does anyone have any experience with these auctions? Are they a good opportunity to BRRRR? I'm actually seeing some of these properties in up and coming neighborhoods.

Curious on what your thoughts are.
