Looking for an experienced Real Estate Agent / Investor in Santa Clara Country Area. Need advice on a current deal.

I am also looking for $200k in private money backed by a property to 75% FMV.

I have a vacant lot adjacent to my property in California. The property is in a great neighborhood in silicon valley. It currently has lot lines defined by the City and County. It has it's own APN number. It does not have an address and there are no utilities. There is easy road access and the lot is flat.

  • Does the property have to be buildable to sell?
  • What makes a property buildable?
  • Any reason I can't sell the property as is?
  • Do I need to get an updated survey before I sell? Is that burden on the buyer or the seller?

I am just getting back into the business after a hard reset in 2007. Looking to invest locally as I have learned working with properties even 30 miles away can be a pain. I intend to focus on preforeclosures and I will be reaching out to wholesale when I have deeds in hand. Actively looking for an investor friendly title company and mobile notary. I look forward to networking with the folks on BP. I am so glad I came across this great community. Just added BP to FB, Twitter and LinkedIn. ;)
