If you would be willing to drive down the hill to San Bernardino, I highly recommend Ponce & Ponce Reality. I'm a Loan Officer for their mortgage company, Celer Mortgage, and I love it here. They don't necessarily teach investing, but the owners are investors themselves and have given me tips for my current investments. Their agent and loan officer training is world class.

Hello Dillon! 

As a loan officer, I'd like to mention that CalHFA has a "lottery" system in place. So make sure not to rely too much on securing the CalHFA loan.

I live in SoCal and house hack. However my out of state investments are in Michigan.

Hey Forrest! In my opinion, I'd recommend to keep the property, considering it's location and the appreciation factor in SD. Have you ever thought about getting a HELOC and using the equity to start investing out of state?
